When will construction begin?
Construction is forecasted to begin in late spring 2005
When will the ABSOLUTE BAY LOFTS be ready for occupancy?
The projected date for occupancy is late summer 2006
How does the parking work?
At THE ABSOLUTE BAY LOFTS there will be about 130 parking
spaces for residences in the first two levels of the building. Purchasers
will be entitled to one assigned space per unit. A second parking
space will be available for purchase by unit owners
What about security?
The building will be gated and secured with intercom and electronic
key system. Only residents and their guests will have access to
the elevators
Are pets allowed?
Yes, up to two domestic pets per unit for a total maximum weighing
of 40 lbs will be allowed
Will each unit be pre-wired for cable TV and fast Internet
access?
Yes, each unit will be pre-wired for cable TV and fast Internet
access
How will the units be protected against hurricanes?
The buildings are designed to meet the most up-to-date South Florida
building code requirements including the installation of high impact
resistant glass windows
Will there be storage spaces?
Yes, yes there will be storage spaces for each unit
Will there be any rental restrictions?
Owners will have the right to lease their unit twelve (12) times
a year with a term of no less than 30 days, subject to meeting City
of Miami regulations
What is the monthly Condominium Association fee and what
does it includes?
The Association fee will be approximately $0.40 per square foot
of air-conditioned space per unit per month. This includes exterior
and common area maintenance, trash pick-up, water and building insurance
What amount of deposit will be required with the contract?
In accordance with the terms outlined in the contract, twenty percent
(20%) of the purchase price will be required. Ten percent (10%)
will be due upon signing the contract and ten percent (10%) at the
beginning of construction or sixty (60) days upon signing of contract,
whichever occurs last. Contracts will not be contingent on financing;
however financing will be made available to prospective purchasers
Will the deposits be held in escrow and by whom?
All deposit monies will be held in escrow account by Union Title
Services, who will also be the closing agent
The developer has the right to revise, change or amend any terms
and/or provisions as outlined in these FAQ's prior to entering into
a final sales contract
